Position Description

AIM THINK TANK, LLC seeks DESIGN PROJECT MANAGER in Seattle, WA to manage complex projects from site feasibility and entitlement strategy through construction documentation and permitting approvals; lead the development of architectural and landscape design concepts, including feasibility studies, schematic design, and design development; produce and oversee high-quality construction documentation using AutoCAD and/or Revit, ensuring accuracy, constructability, and regulatory compliance; direct the preparation of 3D models, renderings, and visualization materials to support client decision-making and entitlement approvals; establish and maintain internal drawing standards, QA/QC processes, and documentation workflows; serve as the primary coordinator for civil, structural, MEP, arborist, and other specialty consultants; review and consolidate consultant deliverables into fully coordinated drawing sets; proactively identify and resolve scope gaps, conflicts, and coordination issues before submission; lead and manage permit and entitlement processes with the City of Seattle (SDCI) and other local jurisdictions; prepare and submit complete, code-compliant permit packages, including responses to correction notices; act as the primary point of contact with city reviewers, planners, and inspectors; provide strategic guidance on zoning constraints, land use regulations, and permitting risk mitigation; manage projects from site selection and due diligence through permit approval and construction support; develop and track project schedules, milestones, deliverables, and approval timelines; lead client meetings, design presentations, and progress updates with confidence and professionalism; advise clients on design options, entitlement risks, budget implications, and execution strategies; attend site visits, coordination meetings, and city reviews as required; and support construction teams with clarifications, revisions, and field coordination as needed.

Minimum Requirements

Bachelors in Architecture, Landscape Architecture, Urban Planning or related field of studies AND 24 months progressive post-baccalaureate experience with AutoCAD and Revit. Position requires local travel to project and worksites within the Seattle-Bellevue-Tacoma metropolitan statistical area.
